Willowbrook Apartments, Post-Katrina Repair and Renovation, New Orleans, LA

Broadmoor provided project management services to accomplish the hurricane repairs and renovations to Willowbrook Apartments in Eastern New Orleans. This gated community was heavily damaged by Hurricane Katrina, withstanding water throughout the first level of the 31 apartment and ancillary buildings in the complex. Broadmoor renovated 369,500 square feet of apartments, and built 18,800 square feet of new apartment buildings.

As project manager, Broadmoor provided bonding, builder’s risk, insurance and permitting, provided supervisory personnel on site including superintendents, quality control personnel, a project scheduler, as well as main office project management and administration.

With the first floors of all of the buildings completely gutted by the State of Louisiana after the storm, Broadmoor’s scope included completely rebuilding the interiors of the first floor and repairing the second floor levels. There are 450 apartments which were rebuilt including electrical, plumbing components, new appliances, cabinetry and all other finish work.

The exteriors of the buildings were rebuilt on the first floors (replaced in kind), all paintable surfaces repainted, and the grounds were re-landscaped. One building which burned down completely during the storm was rebuilt from the ground up. Other services included mold and mildew remediation, and repairs to fire hydrants damaged in the storm.
