Built on approximately 144-acres of lightly wooded, previously
undeveloped marshy land, the theme park was built on an elevated,
pile-supported concrete deck, a value-engineering recommendation by Broadmoor
which lessened the construction time a full year. Site clearing began in July of 1998,
pile-driving in January 1999, and building construction in March of 1999. Broadmoor successfully delivered this
facility in 22 months - a record schedule which was fast-tracked, overlapping
design and construction activities, an inherent process to design-build project
With Broadmoor designers working with Jazzland owners during
the conceptual stages, many of the parks features are seen in the earliest
conceptual drawings produced by Broadmoor's in-house architectural team.
Broadmoor installed all site utilities and infrastructure to
support what could be considered a small city of over 70 structures. Another unique aspect of the contract was
procurement and installation of the rides, which were upgraded late in the construction
schedule, with Broadmoor providing the structural design of the foundations
which were built for each ride. At peak, the project had over 500 construction
workers on-site. Five miles of hand railing were installed over the 300,000
square foot deck which served as the midway of the park. Fifty-one acres of

All of the design for the park was produced locally with the
exception of a few specialized disciplines hired by the owner directly.
Broadmoor contracted with over 200 local vendors and subcontractors to help
build the park, keeping much the benefits of this project in the local market.
Broadmoor was presented a proclamation for outstanding efforts in exceeding
minority participation goals from the New Orleans City Council.
